About the opportunity

Store Network Expansion (Primary Focus)

  • Drive end-to-end real estate acquisition to double talabat’s Egypt store footprint in 2026 - from site identification and feasibility through lease execution to operational go-live.

  • Partner with commercial, operations, and tMart teams to translate business requirements (catchment, footprint, operational specs) into a sourced pipeline of viable locations.

  • Source, evaluate, and negotiate lease terms that meet financial benchmarks and operational timelines.

  • Own the full internal approval workflow - coordinating across procurement, finance, legal, projects, and business teams to eliminate bottlenecks and hit go-live dates.

  • Manage all external coordination: landlord negotiations, regulatory approvals, municipal requirements.

  • Maintain a live expansion pipeline tracker with status, blockers, and projected timelines per location - and report progress to senior leadership weekly.

Portfolio & Lease Management

  • Manage the existing portfolio of leased assets, ensuring renewals are executed on time and on favourable commercial terms.

  • Conduct periodic portfolio reviews to identify renegotiation, relocation, or consolidation opportunities.

  • Build and maintain relationships with major asset owners to unlock prime locations and preferential terms for talabat.

  • Create and maintain a centralised lease repository - the single source of truth for all lease documentation, landlord correspondence, tenancy contracts, key commercial terms, renewal dates, and escalation schedules.

Facilities Management & Office Projects (Team Oversight)

You will inherit a fully operational FM team. Your primary responsibility is to lead, performance-manage, and hold this team accountable to its operating model - not to redesign it. The FM scope covers:

  • Hard services: building maintenance, infrastructure, preventative maintenance, statutory compliance.

  • Soft services: reception, cleaning, meeting room and event support, workplace requests.

  • Vendor governance: SLA tracking, performance reviews, contract management, cost optimisation.

  • Workplace security: access control, visitor management, emergency preparedness.

  • Project management of any new office construction, fit-out, or refurbishment.

  • Performance measurement: SLA adherence, ticketing systems, employee satisfaction metrics, vendor accountability.

Stakeholder Management & Team Leadership

  • Serve as the single point of contact for all real estate and FM matters in Egypt, interfacing with the country GM, finance, legal, procurement, operations, landlords, contractors, and regulatory bodies.

  • Provide structured reporting to senior leadership on expansion progress, portfolio health, and FM performance.

  • Lead, coach, and develop a team spanning lease management and FM functions. Set clear objectives, build accountability, and create growth opportunities.

WHAT GREAT LOOKS LIKE IN THE FIRST 12 MONTHS:

Within 90 days:

  • You have met every internal stakeholder and understand the expansion pipeline end-to-end. You know where the bottlenecks are.

  • The expansion pipeline is running at the velocity needed to hit the full-year target. New locations are moving from sourced to go-live within the target timeline.

  • You have a complete map of the existing portfolio: every lease, every key date, every landlord relationship. The centralised lease repository is live.

By 6 months:

  • You have built relationships with the top asset owners in Egypt and have a sourcing pipeline that is ahead of the business’s demand.

  • Lease renewals are on track with no surprises. At least one renewal has been renegotiated on improved terms.

  • You have assessed the FM team, confirmed operating rhythms, and identified any immediate performance gaps.

By 12 months:

  • The network has doubled. You delivered the stores, on time, on terms that work commercially.

  • The lease repository is the institutional memory of the Egypt real estate function - anyone can pick up any location’s full history in minutes.

  • The FM team is running smoothly with clear KPIs, and you have freed up your own bandwidth to focus on the next phase of growth.


What you need to be successful

Must-Haves

  • 8–12+ years in commercial real estate, lease management, or a combined real estate/FM leadership role. Experience in a fast-scaling consumer, logistics, or technology business is strongly preferred over a traditional property background.

  • Proven track record of scaling a physical network at speed - not just managing a static portfolio. You have sourced, negotiated, and operationalised multiple locations under time pressure.

  • Deep knowledge of the Egyptian real estate market: key commercial landlords, regulatory environment, municipal processes.

  • Experience managing cross-functional workflows where you don’t own every team but are accountable for the outcome - coordinating procurement, finance, legal, and operations to hit deadlines.

  • Experience leading and developing teams of 10+ across multiple functions.

  • Fluent in Arabic and English (written and spoken).

  • Bachelor’s degree required.

Differentiators

  • You have built real estate processes from scratch in a business that was growing faster than its infrastructure - you know how to create order without slowing things down.

  • You are comfortable operating in ambiguity. Not everything will have a playbook; you write the playbook.

  • You have managed FM operations or vendor ecosystems at scale, even if it wasn’t your primary function.

  • Relevant professional qualifications (RICS, MEFMA) are a plus but not required.
